We provide our guests several options to book their stay with us -

We take a 50% non refundable deposit at the time of booking in order to confirm your reservation. Please see our modifications, cancellation, and no show policies below


Third Party Sites (Online Travel Agencies)-

www.booking.com (Includes priceline, kayak, agoda etc.)

www.expedia.com (includes hotels.com, orbitz, travelocity, hotwire etc.)

May require a deposit depending on third party site. Please read each of their policies carefully as we cannot guarantee any changes, refunds etc. outside of what is listed via the third party and your reservation with them. Some will give you an opportunity to cancel with no penalty but this is SUBJECT TO THE THIRD PARTY SITES POLICY, PLEASE READ EACH SITES CANCELLATION POLICY AS THEY ARE DIFFERENT.

We reserve the right to preauthorize your card for the entire reservation amount for your stay. You can choose to use a different card at check in and we will release the hold on your card and use the updated card you have provided. If you cancel your reservation we will return a portion of the hold in accordance with the reservation policies you booked under from your third party. 

Prices may vary via Online Travel Agencies and you may see different prices through different sites. We suggest always booking direct for easy bookings, pricing, cancellations, and modifications


Minimum Stay:

2 Night Minimum - January - November

3 Night Minimum - December


We can accommodate one night stays however this is not guaranteed, and you must call in order to book and inquire about availability. We cannot accommodate one night stays during holidays, or peak seasons and it is at the sole discretion of the property.

MODIFICATIONS

If you booked direct (Phone, Direct Website, Email)- We understand that sometimes your plans... just don't go to plan. We're happy to work with you to try and accommodate any modifications to your reservation provided we have the availability and can reasonably accommodate your request. Please be aware that any changes to your reservation may incur a price difference depending on the modification and by making any changes you agree to any changes in pricing, availability, and room type.  



If you booked via a Third Party Site (Online Travel Agencies)-

www.booking.com (Includes priceline, kayak, agoda etc.)

www.expedia.com (includes hotels.com, orbitz, travelocity, hotwire etc.)


You must contact the third party you booked with and request a modification through them directly. If they are unable to make the modification then you may contact our front desk and we can attempt to make the change for you. This is not guaranteed but we will try out best to reasonably accommodate you. Please be aware that any changes to your reservation may incur a price difference depending on the modification and by making any changes you agree to any changes in pricing, availability, and room type. 


Beaver Valley Lodge, and its staff will attempt to accommodate any date or room change request. We only allow a maximum of 2 modifications to your reservation and each modification is recorded on your reservation. We reserve the right to deny any modification and any subsequent cancellation after modifying your reservation in an attempt to place your reservation outside the free cancellation period from a third party. 


CANCELLATIONS & NO SHOWS

Cancellations via direct booking - We understand that there are times where your plans just don't go to plan. That's why we offer you the option to use your non refundable deposit as a credit for a future stay, or gift to a family or friend if you book direct! (they'll thank you later) If you are concerned about the deposit we can attempt to work with you as best as we can to stay flexible for you however we suggest booking through a third party as they offer flexible options. Please be aware they may have a price difference in order to book with a free cancellation option. 


Cancellations via third party booking - subject to that booking sites policy. You can contact us to cancel, however we may not be able to cancel your reservation for you. We may refer you to the third party you booked with. Please refer back to the Online Travel Agency you booked with for any questions, cancellations, or modifications.  


No shows via direct booking -  In the event of a No Show guest will be charged reservation amount in full including any applicable taxes, and fees to card on file and forfeit use of any funds paid. 


No shows via third party booking -  No Shows from reservations booked via Booking.com, Expedia, Expedia Group or any other Online Travel Agency are subject to those cancellation / no show policies listed when reservation is confirmed via the third party. Please refer back to the Online Travel Agency you booked with for any questions, cancellations, or modifications.  


CHECK IN / CHECK OUT

  • CHECK IN - 3:00 PM

We may be able to provide you with early check in which we provide at no additional cost!

Contact our front desk within a few days of your arrival and we will let you know if we are able to accommodate this for you.

Early check in 12:00 PM - 3:00 PM


  • CHECK OUT - 11:00 AM

We may be able to provide you with a late check out at no additional cost.

(This is not guaranteed during holidays, events, or peak times.)


Late check out 11:00 AM - 1:00 PM

If you stay past 1:00 PM we will charge you for an additional night at the standard rate. 

THINGS WE NEED YOU TO KNOW - LODGE POLICIES & RULES

  • Beaver Valley Lodge is a PET FREE and SMOKE FREE facility

(No, that doesn't mean your pets stay for free or you can smoke for free. It means we do not allow smoking or pets.) This allows us to keep our rooms clean for every guest that stays with us. Smoking is only allowed in designated outdoor areas. 


  • Any pet damage, sneaking in pets, smoking damage, damage to Beaver Valley Property or burning of candles will be evaluated and accessed by management and your credit card will be charged accordingly. 
  • Visiting Day Guest Policy - Visiting day guests, in small numbers, are the responsibility and financial responsibility of the registered guest. Failure of a visiting day guest to abide by terms and conditions may result in extra fees charged to the registered guest. Failure of visiting day guest to abide by terms and conditions may result in expulsion from the property with registered guests room rent forfeited in full. Visiting day guests are not allowed to bring pets onto the property.
  • We allow propane grills only in designated areas. We do not allow charcoal grills, campfires, etc. for fire safety reasons. 
  • We do not provide daily housekeeping - This is to ensure you are not disturbed during your stay but if you're staying with us for more than 5 nights we can do light housekeeping at your request.
  • We do not offer breakfast - There are dining options conveniently located next door. 
  • Management and staff have the right to refuse service for any reason and have a zero tolerance policy for any abusive, demeaning, threatening, or inappropriate behavior. 
  • Quiet time is from 10:00 PM to 8:00 AM Daily. This is a Chelan county ordinance that we strictly enforce. 
  • Please stay out of all fountains, and ponds, and do not play with or drink any water used for landscaping. This water is non potable irrigation water.
  • Management retains the right to obtain a security / damage deposit on your card for your stay after your balance due (if any). If we obtain a security deposit it will be returned to you within 7-14 business days after your check out date provided we do not keep the amount or a portion of the amount due to damage, excessive wear and tear, violating any policies, cleaning fees, etc. 


All our rooms have a maximum occupancy listed as shown below. We strictly enforce this as it is for the safety of all our guests, and staff as well as WA state law. We do not provide roll away beds in accordance with this policy. 


  • Single Queen: 1-2 people
  • Double Queen: 1-4 people
  • Apartment: 1- 8 people
  • Home Suite: 1- 12 (2 adjoining double queen rooms take occupancy to 20) people
  • Victorian Farm House: 1-8 people


Any guest found violating this will either be asked to book another accommodation at the regular rate to house additional guests over capacity provided we have availability, accommodate your extra guests off the property, or will be asked to forfeit your reservation with no refund. 


BEFORE YOUR STAY

We're excited to have you as our guest! If you need anything or have any questions before your arrival do not hesitate to contact our front desk and we will be more than happy to assist you. 


  • If you would like to inquire about an early check in we may be able to accommodate this for you (subject to availability)
  • We do have set office hours. However, in the event you will be checking in after our office closes, or before it opens please let us know as soon as possible and our staff with get you set up with a self check in. The process is quick, easy, and allows you to skip the front desk! If we do not hear from you, or we are not able to get in contact with you we will automatically set you up for self check in and message the number on file with the self check in instructions. 
  • There are times where we may not be in the office while we're out assisting other guests. Please give us a call when you've arrived and our front desk staff will get you check in
  • We will preauthorize your card before your stay if you have not paid a deposit in accordance with our reservation policies

DURING YOUR STAY

If you need anything while you're here you can contact us during office hours and we'll be more than happy to help.

  • Monday: 9:00 AM - 4:30 PM
  • Tuesday: 9:00 AM - 4:30 PM
  • Wednesday: 9:00 AM - 4:30 PM
  • Thursday: 9:00 AM - 4:30 PM
  • Friday: 9:00 AM - 9:00 PM
  • Saturday: 10:00 AM - 6:00 PM


  • We do not provide daily housekeeping, but we can provide refreshed supplies at your request during office hours. 
  • The speed limit on our property is 10 MPH.  We strictly enforce this for the safety of all our guests, and staff. 
  • Parking is only allowed in designated parking areas. Do not park in fire lanes, or along any fence lines.
  • If anything is smoking, broken, or leaking or you're having issues we want to know about it - Call, or Text our front desk immediately. We'll respond via our after hours front desk dedicated to guests in house and on the property.
  • We limit in person guest and staff interaction outside office hours for the safety of guests, and staff. 


We have a staff member on property in the event of an emergency, or if you are locked out of your room.
